An Electrical safety certificate also known as an Electrical Installation condition Report (EICR) is a formal document provided by a qualified electrician following an in depth electrical inspection on your property.
During the EICR, the electrician will visually inspect your electrical system, wiring and installations. During this process some installations will also be tested using specialist equipment. It’s important you only hire a qualified electrician to perform any form of electrical inspections on your property. An unqualified electrician will NOT have the skills or experience to properly identify faults or any underlying issues with your electrical system.
What properties require an EICR & how often?
⚡Homeowners:
For homeowners it’s recommended that you have an EICR every 10 years. The electrics within our homes are used everyday continuously so wear and tear with age is inevitable. To reduce the risk of electric shocks and fires, regular inspections are really important. This means you can correctly identify any faults and arrange remedial works as soon as possible to resolve whatever the issue is. By having an EICR carried out every 10 years your property will be as safe as possible for you and your family to enjoy.
⚡Landlords:
Landlords have a legal responsibility to ensure their properties are in a safe, working condition for their tenants. This also applies to the electrical system. Landlords in Hereford MUST have an EICR completed on their property every 5 years and at tenancy changes. By doing so, your property will provide your tenants with safe and efficient electrics.
⚡Business owners:
Similarly to Landlords commercial properties MUST have an EICR carried out every 5 years. This ensures your employees and visitors have access to safe electrics that do NOT pose a health and safety risk.
EICR results explained
Your electrician will grade your electrical system using codes. This helps you to understand how urgent any faults detected are allowing you to appropriately prioritise any remedial works. These codes are as follows:
- C1: Serious fault present, immediate remedial works required.
- C2: A fault has been detected that has the potential to be dangerous if not seen to. Remedial action ASAP.
- C3: General improvement work recommended.
- FI: Further Investigation required.
